Fines for non-submission of the energy certificate

From 1st May 2015 heavy fines have been threatened when selling property without presenting the energy certificate.

In this context at the time of publishing the sale of the property resp. if applicable at the time of the viewing, the relevant indicators from the energy certificate have to be stated.

  • A) Type of energy certificate (requirement or consumption certificate).
  • B) Level of energy requirement or energy consumption.
  • C) Information on the energy source necessary for the heating.
  • D) D) Construction year of the property.
  • E) Information on the energy efficiency category of the building insofar as the energy certificate was only issued after the EnEV-Novelle     (Energy Saving Ordinance) came into effect on 1st May 2014.

The energy certificate has to be available without waiting for a request at the latest at the viewing appointment so that the payment of high fines up to an amount of
€ 15,000.- is avoided.”
